Is Your Furnace Ready For Winter?

As you put away your lawn furniture, cover your swimming pool, and trade your summer clothes for winter wear, it’s a great time to get your HVAC (heating, ventilation and air conditioning) system ready for winter, too. Now’s the time to schedule a Precision Heating System Tune Up & SafetyCheck. The approach of winter in North Carolina means switching from running your air conditioner to operating your furnace, which has been idle for several months.

During a routine heating system maintenance, your HVAC professional will examine the components of your heating system, checking for wear and tear that, dealt with early, could save you from expensive repairs later. Additionally, any reputable contractor should perform a number of tasksto get your system ready for the heating season, including:

  • Inspecting electrical, gas and vent connections.
  • Testing gas pressure and burner combustion.
  • Inspecting your heat exchanger.
  • Cleaning dirty components, as necessary.
  • Lubricating moving parts, and looking for signs of wear and tear.
  • Ensuring that your system starts, runs and shuts off properly.
  • Checking whether your thermostat is working correctly and registering temperatures accurately.

Having a fall inspection ensures that you have peace of mind, knowing that your system is in good condition for the upcoming cold season. However, that’s not the only benefit. A properly maintained heating system will help lower your energy bills, cut down on repair costs, extend the life of your equipment, and ensure that your system is operating safely. Preventive maintenance can easily pay for itself over time through these benefits.

There are things you can do yourself  in your home to prepare for winter, as well. Check your doors and windows for leaks, sealing any you find with a quality caulking or weatherstripping. Ensure that current caulking and weatherstripping are in good condition, and make sure that heat registers and vents are not blocked by furniture, draperies or other objects. Additionally, change your filters regularly (every four to six weeks is a good rule of thumb).

To make sure your system is at its peak year-round, be sure to have maintenance performed on your HVAC system(s) at least once per year. We’d be glad schedule a Precision Heating System Tune Up & Safety Check for you today. Just give us a call here at Dorton's Heating & Air. You can reach us 24 hours a day / 7 days a week at 704-226-0900 or 704-821-9925. We’re located in Monroe, and have been serving residential and commercial customers in Mecklenburg and Union County as well as all surrounding areas since 1998.

R-22 Refrigerant Prices Continue To Climb

The price of R-22 refrigerant has skyrocketed in the last 6 months. Due to government regulations to phase out the production of “ozone depleting” chemicals like Freon, production has continued to decrease and has costs to skyrocket. R-22 refrigerant is 4 times more expensive than it was just 6 months ago and is expected to continue to climb. Due to this, contractors have bought it at an alarming rate and supplies are greatly reduced. This panic buying has forced some vendors across the country to limit the amount of R-22 contractors can purchase. As the cost of R-22 rises, the cost of the new replacement Freon, R410a continues to drop. It is a simple case of supply and demand. Federal regulations call for a 90% reduction of production of R-22 by 2015 and to be completely obsolete by 2020. What this means to consumers is outrageous Freon related repair costs and eventually no choice but to replace their HVAC equipment. Most air conditioners manufactured before 2010 use the old R-22 refrigerant. While an        R-410a unit can just as easily develop a leak as an R-22 unit can, from vibration, rust, stress cracks or sub-par welds etc., without warning, the cost to replace lost R-410a is a fraction of R-22. As a home owner you need to keep a few things in mind. If you are in the market for an air conditioner do not let any contractor convince you that an R-22 unit is a good idea. Manufacturers do offer limited models of new R-22 units. They get around the law by shipping them “dry” with no refrigerant in them and classify them as a “part”. These “dry charged” units may be cheaper initially, however in a very short amount of time you will be forced to upgrade to an R-410a system. If your unit is 10 years old or older, you should start planning for an upgraded system. You can decide when to replace your system or your system will decide for you by breaking down when you least expect it! If you have a slow leak in an R-22 system and have to add Freon every year or sooner, consider the cost of continuing to add Freon that is climbing in price. That money could be going towards a new high efficiency system that will start saving you money on your utility bills the day it’s installed. Dorton's Heating & Air has been installing R-410a systems since 2006 and offers some of the best options and warranties in the business. All of our technicians and installers have been extensively trained in the new refrigerant products and hold the highest certifications. We hope you find this information helpful.
